Neel H

The Goal

In early 2025, Neel contacted our team ready to take the next step in his investment journey. He had built equity in his Cedar Rapids 4 plex and wanted to use it to purchase a larger property. His goal was simple: more doors, more responsibility, and more opportunity for long-term income and growth.

The Strategy

Before listing the four plex, we found Neel a 12-unit apartment community in Marion that fit his goals. With the replacement property identified, we listed his 4 plex through our Off-Market Buyers Pool. The 4 plex was sold and closed in under 60 days, allowing Neel to roll the equity into the 12-unit property.

The Result

In less than 90 days, Neel successfully traded up from four units to twelve units—tripling the size of his portfolio in one move. By building equity, preparing for the next opportunity, and following a coordinated plan, Neel was able to turn one successful investment into the foundation for his next stage of growth.

2 Units Upgraded Closer to Home

Pam & Matt T

The Goal

A local investor and her husband contacted Heartland because they were ready to sell their duplex and move into a larger property. Along with adding more units, they wanted an investment closer to home that would be easier to manage. Being nearby meant they could drive past the property more regularly, keep a closer eye on operations, and respond more easily when something needed their attention.

The Strategy

Our team helped them prepare the duplex for sale and gave honest feedback about the property, including a few things that were not always easy to hear. That straightforward advice helped position the duplex properly and ultimately allowed them to receive more value from the sale than they originally expected. At the same time, we helped them find a 4 plex closer to home that better matched their investment goals and management style.

The Result

The couple successfully sold their duplex and rolled the proceeds into a fourplex, doubling their unit count while bringing their investment closer to home. The move gave them more income potential, a property that was easier to oversee, and a stronger foundation for continued growth.

Their Experience

“Heartland was great to work with. They were professional, very responsive, and never afraid to tell me things I didn’t necessarily want to hear about my property. Their honest advice ultimately helped us get more value from the sale than we expected.”

William H - Passive Investor

The Challenge

After years of owning and operating rental property, an experienced Iowa investor reached a point where the daily responsibilities had become difficult to manage. He still loved owning real estate, but maintaining 24 units, handling repairs, and overseeing day-to-day operations required more time and energy than he wanted to give at this stage of his life. He was ready to step away from active management without completely walking away from real estate.

The Strategy

Heartland helped him sell his 24-unit property and move his investment into Garman Capital. Garman Capital owns more than 1,200 units across Iowa and has its own in-house management company that exclusively manages properties owned by the company. This gave him the opportunity to remain invested in real estate while leaving the management, maintenance, and daily operations to an experienced team. With Darin’s more than 30 years of real estate experience and his commitment to keeping investors informed, the owner felt confident that he was placing his money with the right group.

The Result

Instead of continuing to carry the responsibilities of managing 24 units himself, he was able to sell the property and roll his money into Garman Capital. The transition allowed him to stay involved in real estate and continue building equity, without personally handling maintenance calls, tenant issues, or property operations.

His Experience

“I was getting too old to keep up with my property on my own, but I wasn’t ready to walk away from real estate. Heartland helped me sell my 24 units and move my money into Garman Capital. I can continue owning real estate and building equity while Darin and his team handle the management and operations. With Darin’s experience and the way he keeps investors informed, I felt comfortable knowing my investment was with the right team. Years later, I was right!”
